Community Rules Compliance Reminder

It is the obligation of each Owner and Resident in our Community to adhere to the Declaration of Covenants, Conditions and Restrictions (DCC&R’s), set forth in Lewisville Waters Edge II Condominium Owners Association, Inc. Governing Documents. Our community continually strives to be a beautiful place in which to reside and in order to succeed in this endeavor, we all must conform to the DCC&R’s as well as all rules and regulations for the community.
It has come to our attention that certain violations of the rules have been increasing in occurrence throughout the community, therefore, we would like to take this opportunity to remind Owners that failure to comply with the rules and regulations can result in notices of violation and if not cured, fines and possible suspension of amenity privileges. To avoid notice and penalty, please ensure you are complying with the Association’s rules and regulations.
Most common recurring violations:
1. Trash Containers
2. Pets off leash
3. Pets/Picking up after pet
4. Improper storage
5. General Nuisance
As a reminder below are the Pet Rules and Regulations:
1. No more than two (2) domesticated household pets are permitted in any Residence with a weight of less than sixty (60) pounds.
2. Owners shall keep pets on a leash whenever outside the confines of the home or a fenced yard, if applicable. Pets are not permitted to run free through the Property.
3. Owners must always clean up pet waste after their pets.
Also of note, on April 25, 2023, people were seen entering the pool after hours. At that time, the inflatable alligator used to deter ducks from landing in the pool was taken. If you have the inflatable alligator, please return it to the pool.
