Joint Memo Amenity Access

We understand there have been recent questions and concerns regarding shared use of the amenities and common areas between Lewisville Water’s Edge I (LWEI) and Lewisville Water’s Edge II (LWEII). In response, the Boards and management of both communities have worked collaboratively to create a joint community memo that outlines key expectations, usage rights, and boundaries to ensure a respectful, neighborly environment for all.

This memo was developed in coordination with the LWEI Board and is based on the recorded Amenity Easement Agreement and governing documents. It addresses important topics such as:

• Shared amenity access (pool, Lakehouse, gym, and outdoor areas)
• Pet walking guidelines and lake access
• Use of private elements such as garages and driveways
• Community conduct and courtesy
• Pet waste etiquette and the requirement for LWEII residents to bring their own bags and not use LWEI’s pet stations

We invite you to read the attached fully executed joint memo and keep it as a reference. This document reflects both communities’ shared interest in clarity, cooperation, and mutual respect.
